These phases outline the comprehensive role we play in managing and executing interior design projects, making certain that spaces are functional, aesthetically pleasing, and compliant with health and safety standards.

In this initial phase, we collaborate with clients to understand and document their goals, objectives, and space requirements. This involves conducting programming exercises, surveys, and focus groups to gather pertinent data. Evaluating existing conditions and assessing site constraints are also key tasks. The information collected forms the foundation for the project's scope, budget, and schedule.

We develop preliminary design concepts that interpret the collected data into spatial solutions. This includes space planning, exploring materiality, and creating visual representations such as sketches or digital models. Preliminary budgeting is introduced to align design decisions with financial constraints, helping to assess feasibility and identify cost implications early in the process. The aim is to establish the project's aesthetic and functional direction while maintaining compliance with relevant codes and standards.

Building upon the approved schematic design, this phase involves refining spatial layouts and selecting interior building products, materials, finishes, and FF&E. We coordinate with allied professionals to integrate building systems, making certain that all elements align with the design intent and project requirements. The preliminary budget is further developed, incorporating more accurate cost estimates based on refined selections and system coordination, keeping the project financially viable before moving into contract documentation.

During this phase, we produce detailed drawings, specifications, and schedules required for tendering, permitting, and construction. These documents form the legal basis for the construction contract, providing clarity in scope, quality, and execution. Documentation may include floor plans, reflected ceiling plans, finish plans, furniture layouts, elevations, sections, details, and schedules and specifications. At this stage, coordination amongst the disciplines is critical to resolving technical complexities, minimizing construction risks, and communicating the design intent effectively for contractor bidding, permitting, and construction execution.

In this phase, we assist clients in the selection of contractors through bidding processes or negotiations. We provide the necessary documentation, respond to inquiries, and evaluate proposals to confirm alignment with the project's design, budget, and quality standards.

During construction, we oversee the project's progress for adherence to the design intent. Contract administration involves overseeing construction progress, quality, and compliance with the contract documents. We conduct site visits, address field conditions, manage changes or unforeseen issues, review shop drawings, respond to RFIs, certify payments, and facilitate coordination amongst stakeholders. We may also review contractor payment applications and facilitate project closeout procedures.

Upon project completion, we conduct final inspections to confirm that the design has been executed as intended. The occupancy phase includes final inspections, commissioning, and regulatory approvals to confirm the project meets safety and operational requirements. Post-occupancy evaluations may be conducted to assess the project's success and gather feedback for future improvements.

This phase involves the selection, procurement, and installation of furniture, fixtures, and equipment that complement the interior design. We make certain that these elements meet the client's functional and aesthetic needs, are within budget, and comply with relevant codes and standards. In addition, we carefully stylize and source accessories to enhance the overall design, achieving a cohesive and polished final space.
